We needed to sell our house, a small 50s ranch house within the city of Akron, a tough market, with two other houses on the same dead-end street also up for sale. The strong point of the house was its location at the edge of a forest preserve and woodsy professionally installed landscaping. Charlyn brought us all of the comparables and helped us set a reasonable asking price--our price was low by comparison with the our two neighbors but realistic in light of other sales in the area. She then spent a long half day with her husband, a professional cinematographer, shooting a superb film showing the inside of the house, its surroundings and the way the large windows brought the outside in. In addition, she immediately set open-houses, helping us to lay out the small amount of furniture not yet moved in a way that was warm and welcoming. In the end we had one serious buyer, a family with two daughters who were interested in the school, a magnet for music and the International Baccalaureate program, while the parents were interested in the garden. Charlyn guided us through the negotiation process, complicated by the requirements of the VA loan requirements, and got us out of the difficult market with funds to spare. Throughout, she was responsive and helpful. We were particularly impressed with her ability to recognize both the strengths and weaknesses of the house and help us maximize the one and to understand the other.
