Two of the most important factors when selling your home are price and condition. Before listing your home, you should go through the house and repair any obvious cosmetic defects that could deter a buyer. If your home needs a major repair you should contemplate the value of completing the repair before you list your home versus offering your home at a lower price to help attract buyers.

How do you evaluate the current real estate market?
Any GU Crew team member will explain with you the condition of the local real estate market.  One of the key indicators for evaluating current market condition is average days on the market.  The average days on market indicates how quickly homes are selling once they are listed for sale.

Other market condition indicators that we can share with you include market absorption rates, number of closed transactions year-over-year for a given month, average sale prices, and average list price to sale price ratios.

What steps should I take to prepare my home for sale?
Properly preparing your home for sale can give you an important advantage when listing your home. Buyers prefer a home that is in move-in condition and will pay more for one.  Homes in good condition attract more buyers and sell faster.

  • Curb Appeal:  Landscaping can make all the difference. Make sure to keep the grass mowed. Weed and clean up any debris from gardens and flower beds. Trim trees and bushes. Sweep the sidewalk and plant a few annual flowers or in pots near entrances.
  • Windows: Repair any missing, ripped, or bent screens. Wash the windows, remove cob webs, and make sure the paint is not chipped or flaking.  Open the drapes and allow light into the house. It makes for a better showing.
  • Outdoor Maintenance: Fix doors, exterior siding, facias, and gutters. Decks and porches should be painted, stained, and in good repair. Be sure that the doorbell, garage door opener, and exterior lights work. Check your mail box and house numbers.
  • Cleanliness: Clean and freshen up rooms, furnishings, floors, walls and ceilings. Make sure that bathrooms and kitchens are spotless. Organize closets.
  • Openness: Remove clutter and excess furnishings. Consider renting a storage unit to store seasonal items, kids toys, and craft supplies.
  • Indoor Maintenance: Replace light bulbs. Make sure blinds and doors open and close properly. Make sure appliances and fixtures work. Replace leaky faucets and frayed cords. 
  • Staging: Take out the garbage and remove the litter box. Take pets with you. Use an air freshener or bake a batch of cookies before your open house to ensure that the house smells inviting. Fresh flowers near information about your home is a nice touch.
