Want to sell your home quickly and for the best price?  With a wealth of properties on the market, you'll need to do all that you can to set your home apart from the rest.

  • UPGRADES - Making improvements to your home typically adds to its value, but some yield a higher return on your investment than others.  Kitchen updates, the renovation or addition of a bathroom and finishing the basement as a family room or office are some of the mose profitable projects.  Upgrades that save money in the long-run, like replacing old windows with energy-efficient panes, are also worthwhile.
  • OPEN FLOOR PLAN - You can make your home seem more spacious by getting rid of any clutter and storing extra furniture.  This will also make it easier for prospective buyers to picture their furnishings in the house, and more likely to make an offer.
  • UNIQUE FEATURES - Try to remember what drew you to the home in the first place.  Whether it has beautiful woodwork, lots of storage space or a pretty sunroom, make sure that the home's best features are shown to their advantage.

If you enjoy entertaining, but are limited on space you may be concerned about the comfort of your guests.  Don't worry; there are ways to make even a small space a pleasant place to stay.  Follow these tips so you can rest assured that all who come to stay at your home are as cozy as can be:

  • To keep the guest room from feeling cluttered, remove all your personal items from the room, including items in the closets and drawers.
  • In addition to the bed, add a small dresser, a chair and night tables with reading lamps on each side of the bed.
  • The right accessories won't take up a lot of space, but they will make your guests feel right at home.  Items to consider are a full-length mirror, a clock, telephone, television and a fan.
  • Put a trunk or chest at the end of the bed.  This is perfect for holding extra bed linens and it can double as a suitcase rack.
  • Leave reading and writing material on the night table, instead of having a separate writing desk.  Place stationary, pens, postage stamps, current magazines, information about your area, and novels by well-known authors in each nightstand.
  • Place an attractive basket of such essentials as shampoo, conditioner, lotion, soap and shaving products on the floor by the door, just in case your guests forgot anything.
