How Some Homes Feel Bigger Than They Actually Are
Square footage tells part of the story.
But if you’ve ever walked into a home and thought, “This feels surprisingly spacious,” only to discover it isn’t especially large on paper, you’re not imagining things.
The way a home feels has a lot to do with how your eye moves through a space.
During showings across Clifton Park and the Capital Region, I often see small design choices that quietly change how a room is experienced day to day.
What Makes a Room Feel Larger
Clear Sightlines
When you can see farther into a space without interruption, your brain reads the room as larger. Open pathways between rooms or fewer visual obstacles often matter more than actual square footage.
Furniture That Shows the Floor
Furniture raised on legs allows more flooring to be visible underneath. That extra glimpse of floor space makes a room feel more open and less crowded.
Light Placement
Natural light makes an enormous difference, especially during our Upstate New York winters. Mirrors placed across from windows or thoughtful lighting placement can brighten darker corners and extend the feeling of space.
Direction Matters
Area rugs, flooring patterns, and even dining tables influence how long or wide a room feels. Changing orientation can subtly guide the eye through a space.
What Buyers Should Remember
Beautiful staging can make a home feel wonderful during a showing.
That feeling matters.
But it’s also important to step back and look at how the layout will work for your daily routines — where furniture fits, how traffic flows, and whether storage supports your lifestyle long after move-in day.
What Sellers Can Take Away
Creating impact doesn’t always require adding square footage.
Sometimes small adjustments — improving lighting, simplifying furniture placement, or opening up sightlines — can completely change how buyers experience a home.
