What I Pay Attention to During a Showing in Clifton Park and the Capital Region
Walking into a home for a showing is exciting. It’s easy to focus on the beautiful kitchen, the paint colors, and how a space feels at first glance.
While you’re picturing where your couch will go, I’m quietly paying attention to a different set of details — the ones that affect how a home actually lives day to day.
Here are some of the things I’m noticing while we walk through a house together.
Gutters & Drainage
Outside the home, I’m always looking at where water goes. Gutters, downspouts, grading, and drainage tell a big story about how a home handles heavy rain and snowmelt here in Upstate New York. Poor drainage can lead to basement moisture, foundation issues, and long-term maintenance concerns that aren’t obvious at first glance.
Entry Flow & Where Life Lands
The way you enter a home matters more than people realize. I’m looking at where guests will naturally put shoes, coats, and bags. Some layouts photograph beautifully but don’t offer a practical “drop zone” when you walk in. That’s something you feel later, not during the showing.
Lighting (and the Lack of It)
I pay attention to how a room is lit and whether it relies mostly on lamps or natural light. Many homes in the Capital Region don’t have overhead lighting in living spaces, which changes how a room feels in the evening or during winter months.
Storage That Isn’t Obvious
Closets are easy to open. What’s harder to see is where everyday items will live. I’m looking for linen storage, pantry space, and where cleaning supplies, coats, and seasonal items will realistically go.
Basement Clues
Basements tell stories. I’m looking at moisture signs, ceiling height, insulation, and how the space has been maintained over time. These details say a lot about how a home has been cared for.
Attic & Insulation
Especially in our Upstate New York winters, I think about what’s happening above us. Proper insulation and ventilation can prevent issues like ice dams and heat loss that homeowners don’t discover until after they move in.
Layout Practicality vs. Beauty
Some homes are stunning on first look but don’t function as smoothly for everyday life. I’m always asking myself how a layout will work for you when you’re hosting, carrying groceries in, or simply moving through the space each day.
A showing isn’t just about seeing if you like a home. It’s about understanding how it will work for you long after the excitement of the first visit wears off.
