  1. First impressions are lasting.  The front door greets each prospect.  Make sure it is fresh and clean.  Keep the lawn trimmed & edged, & the yard free of refuse.  In winter, be sure snow & ice are removed from walkways & steps.
  2. Decorate for a successful sale.  Faded walls & worn woodwork reduce appeal. Why try & tell a prospect how your home COULD look, when you can show him or her by redecorating?  Neutral colors fit with any buyer's color scheme, & a touch of new paint will often result in a quick, profitable sale.
  3. Let the daylight shine in!  Open draperies & curtains & let the prospect see how cheerful your home can be (dark rooms are not usually appealing.
  4. Fix that faucet!  Dripping water discolors sinks & suggests faulty plumbing.
  5. Repair can make a big difference.  Loose knobs, sticking doors & windows, warped cabinet drawers & other minor flaws detract from home value.  Have them fixed. (When prospects see things that need attention, they begin to worry about things they can't see.)
  6. From top to bottom.  Display the full value of your attic, basement & other utility space by removing all unnecessary articles.
  7. Safety first.  Keep stairways clear.  Avoid a cluttered appearance and possible injuries.
  8. Make closets look bigger.  Neat, orderly closets show that the space is ample.
  9. Bathrooms help sell homes.  Check and repair caulking in bathtubs and showers.  Make this room sparkle.
  10. Arrange bedrooms neatly.  Remove excess furniture.  Use attractive bedspreads and freshly laundered curtains.
  11. Can you see the light?  Illumination is like a welcome sign.  Be sure to turn on lights for an evening presentation.

SHOWING THE HOUSE - It is often best if you are not present during showings of your house.  There are several advantanges of doing this:

  1. It gives the potential buyers the opportunity to speak freely & openly about the house & to ask questions.  It also can help them to envision living in the home.
  2. A professional who knows the buyer's requirements can better emphasizee the matching features of your home when you are not present.
  3. It allows the Realtor to discuss price, terms, possession & other factors with the buyer.  Realtors are trained & qualified to bring negotiations to a favorable conclusion.

  1. Show your home to prospective buyers only by appointment through your Realtor's office.  Your cooperation will be appreciated & will help close the sale more quickly.
  2. It is recommended that you keep pets out of the way, & even out of the house, if possible, during showings in consideration of those afraid of or allergic to cats and dogs.
