In 1986 I became a Licensed Real Estate Salesperson in the Capital District of NY State. In 2000 my husband's career brought our family to Syracuse, in the heart of Central New York. My clients are usually located within a 40 mile radius of Syracuse. I guide my clients to solid decision making in the purchase or sale of residential real estate. Whether buying or selling, you need three things from your agent: Information, Advice, and Expertise. You are the decision maker, you are “my boss!” My job is to work in your best interest as a buyer’s agent or seller’s agent.
Information is plentiful for today’s Real Estate Consumer. Many websites list homes on the market and ways to finance those homes. Timely and accurate information is paramount for success in today’s real estate market. However, “Just because it’s on the internet does not mean it is true or accurate!” Therefore, you can rely on me to share real and accurate information. I do not make decisions on your behalf. Instead I equip you to make solid decisions that will serve you for years to come.
The second component of a realtor’s role is Advice, not just "advice" but good advice! It is important to me to advise clients to look in their price range when purchasing. A part of my professional real estate experience includes five years working in the mortgage industry as a loan originator. The knowledge I gained while advising mortgage loan applicants factors into my real estate clients’ successes. Guiding purchasers to solid mortgage lenders and loan types takes away some of the fear buyers have regarding mortgage financing. Using my knowledge of finance helps a great deal in structuring a winning purchase offer. Advising clients to purchase in an appropriate price range helps insure they will not end up “house poor” with an uncomfortable mortgage payment.
As a seller’s agent I provide advice regarding value and condition of the seller’s home. In addition, a written Comparative Market Analysis lays out the facts regarding final sales prices in their neighborhood, days on market, types of financing used in their price range, seller’s concessions and many other market factors. The point of giving good advice based on the local market is to garner the best price, fewest complications, and a timely closing for my sellers. My knowledge of market values and trends will help you position your property for success in the real estate market.
The third component of my years of experience in the business is Expertise. The expertise I use on your behalf was earned through being fully immersed in what I am doing for my clients. I am a full time Associate Real Estate Broker with Howard Hanna Real Estate Services. “Full time” in real estate does not mean a 40 hour work week! Nights and weekends are the most popular times for consumers to go into the market to look at properties. Getting out in the market with buyers and working with sellers gives me a broad knowledge base and allows me to see the market in action. Not a day goes by when I don’t have someone ask “Wendy, how’s the market?” or “Have you seen the new listing in my neighborhood?” These are signs other people look to me as a local expert. While I am knowledgeable, I do not “know it all!” Howard Hanna Real Estate Services provides its agents with additional training for all experience levels.
