Liz Schultheiss is a seasoned real estate leader and Licensed Associate Broker with Howard Hanna in Saratoga Springs, bringing more than 36 years of experience to the real estate industry. Throughout her career, she has built a reputation for integrity, extensive market knowledge, creative problem-solving, and a genuine passion for helping both clients and real estate professionals succeed.

As Office Manager and Associate Broker of Howard Hanna’s Saratoga Springs office, Liz leads and supports more than 70 real estate professionals. She provides hands-on coaching, training, and business development strategies that help agents grow successful, client-focused businesses. She also oversees daily office operations, ensuring her team has the tools, resources, and guidance needed to deliver exceptional service.

While leadership and mentoring are an important part of her role, Liz’s passion for working directly with buyers and sellers remains at the heart of her career. She continues to enjoy helping clients navigate their real estate decisions, bringing decades of experience, personal attention, and a practical approach to every transaction. Liz also works closely with attorneys, lenders, and other industry professionals to solve problems, streamline transactions, and help create a positive experience from beginning to closing.

Liz serves on the Global MLS Board and is committed to promoting professionalism, cooperation, and high standards throughout the Capital Region real estate community. Known for her creativity and energy, she embraces both traditional relationship-building and innovative marketing, including social media, digital strategies, prospecting, and agent training.

Giving back is equally important to Liz. She is actively involved in Howard Hanna’s charitable efforts, including organizing her office’s annual Trunk or Treat fundraiser benefiting the Howard Hanna Children’s Free Care Fund.

Deeply rooted in the Saratoga Springs community, Liz’s passion is creating a collaborative, high-performing environment where agents thrive and clients receive outstanding results. Outside of real estate, she enjoys sports (mostly football & baseball), Disney adventures, spending time with family and friends, and one of Saratoga Springs’ greatest traditions—horse racing at the Saratoga Race Course.
