Here's how the process works, and what I'll be doing for you along the way.
Step 1: Let's Talk First
Before we look at a single house, we sit down (or hop on a call) and talk about what you actually want — and what you need. Those two lists are often different, and knowing the difference early saves you a lot of time and heartache later. We'll cover your timeline, your budget, the neighborhoods you're curious about, and what your dealbreakers are.
Step 2: Get Pre-Approved
Before we go to any showings, you'll want a pre-approval letter from a lender. This tells you exactly what you can borrow, strengthens any offer you make, and makes sure you're not falling in love with homes outside your range. I can connect you with lenders I trust if you don't have one already.
Step 3: The Search
This is the part most people think of when they think "buying a house" — but done right, it's more focused than it sounds. With your criteria dialed in through Howard Hanna's tools and my knowledge of the Fairfield County market, we won't be wasting weekends on homes that don't fit. When something right comes up, I'll reach out fast. Good homes here move quickly.
Step 4: Making an Offer
When you find the one, we act. I'll walk you through what the home is worth based on recent comparable sales, help you decide on your offer price and terms, and tell you honestly what I think — not just what you want to hear. My goal is for you to win the home you want at a price that actually makes sense.
Step 5: Under Contract — Now What?
This is where a lot of buyers get surprised, and I want you to be ready. Once your offer is accepted, we move into inspections, appraisal, and the mortgage process. There are deadlines that matter — miss one, and it can cost you the deal or your earnest money. I track all of it so nothing slips.
Step 6: Closing Day
We sit down, you sign, you get your keys. I'll be there, and I'll have walked you through exactly what to expect before you walk in the door.
