Hi, I’m Bree, your go-to Realtor in the Gem City. I was born and raised in Ohio, and today I am proud to call Dayton home. I love this city’s energy, community, and character, and I am passionate about helping others find their place here too.

I earned my bachelor’s degree in Political Science and have spent years working in planning and development, with strong connections to affordable and low-income housing initiatives. That experience taught me how important stable housing is for every family, and it inspired me to bring that same level of care and advocacy into my real estate career.

When I am not out showing houses, you will probably find me training for a half marathon, working on a new crochet project with an ice-cold Coke nearby, or spending time with my husband, our Corgi, and our Manx cat.

Would I be the right fit for you? Here are some Q&As you might want to ask your real estate agent before hiring them. Even if I am not the right fit for you, take these questions and use them on any agent you interview!

  • Look for agents with strong experience in your specific market and price range.

    • My price range experience is from approximately $100,000 to $600,000. If you have something more or less than that, I would still be able to help you. Anything over a $1,000,000 in our area is considered luxury, and I would be more comfortable referring you to someone at Howard Hanna who I trust to sell and buy luxury homes!

  • Verify their license and check for any disciplinary history.

    • My license number is 2024001774. I am only licensed in the state of Ohio. I have no disciplinary history- but the website to look it up is here

  • Ask how many buyers or sellers they have represented in the past year.

    • You can see this information here on my website. In 2025, I had a total of 8 sales.

  • Ask about their communication style and availability.
    • Some people like updates every day, some only want a few check-ins. I'm flexible and can fit your needs. I prefer to text my clients with updates, but if you'd rather have calls or emails, I can do that as well. I am available most any days of the week and if I will be out of town, I will give you notice. I still work even if I'm out of town, especially if we are under contract! 
  • Make sure they are familiar with neighborhoods, schools, and local trends you care about.

    • I am familiar with most of the greater Dayton area. Places that I've specifically lived in before include Kettering, Yellow Springs, and Oakwood. My range is much bigger than that due to my experience with low income housing in this area and general real estate work. 

  • Clarify who you will be working with directly and how much support staff is involved.

    • You will be directly working with me at all times. I have an entire team behind me at Howard Hanna. They will double check every document we sign and fill out to ensure it is correct. Going under contract involves multiple documents, and my brokerage is very familiar with the Dayton area contracts and documents and will ensure they are properly filled out. 

  • Understand their commission structure and any additional fees.

    • We will go over this in detail when signing our exclusive buyer representation. This document is required to be signed BEFORE we walk through any house. Typically, my initial contract time is 3 days. This allows you to meet me in person, and get to know me and how I work. If you still want to work with me, I'd be happy to sign an additional contract for 3-6 months. This timeline allows us to look at homes and get under (and stay under) contract until closing. 

 

  • Ask how they handle multiple offers, negotiations, and inspection issues.

    • When listing a property, I will lay out every single offer for you (as required by state law). I will write a summary for each offer to make it easy for you to see what you're getting from each offer. I will make a suggestion on what I think is the best option, but other than that, you will decide who you go under contract with.

    • If there are multiple offers on a home you have put an offer on I will be clear on what I think a winning offer is without going overboard, so that you don't end up massively overpaying.

    • For negotiations I stay extremely professional while keeping you completely informed along the way. My job is to make sure that you are informed and are confident. I have made great relationships in real estate which allows me to confidently work with the other agent and ensure a cohesive collaboration. 

    • With inspection issues, I make my recommendations on what should be asked for, but ultimately, it is up to you to decide what needs done. I make my recommendations based on what I think is fair to both you and the seller. A seller should expect items to come back on inspection and it should not be a surprise when things are asked for. I have a list of recommended inspectors that you can choose from based on what best fits your needs and budget. I trust them completely and have used them personally as well. 

  • Confirm their marketing strategy if selling, or search strategy if buying.

    • With selling, I reach out to agents I have worked with in the past to see if anything may fit the criteria for their buyers. I also will post to the MLS, as well as agent to agent pages on Facebook to gauge interest. When selling a home, you are also selling buyers a vision. Making that as clear as possible in the listing notes is very important to me!
