Matthew has been my broker over the past 4 years. Two years ago, he sold my apartment at the highest price in the building, and today it still remains the highest priced sale for that building. 

Subsequent to that, he successfully negotiated a purchase price on an apartment that the sellers accepted at 20% below ask, in a market running no more than 3% below ask.

Most recently, Matt expedited the private purchase of another apartment that I wound up buying, again below market price.

What Matt brings to any seller or buyer in the real estate market is a partnership that is built on what is good for you, either as the seller or the buyer. He does not push you into any course of action, and instead tries to understand your goals.  Once he does, he shares his deep knowledge of real estate and the market as an investment strategy. When selling my apartment, he provided weekly market recaps, competitive information, neighborhood information and prospective buyer feedback. When I had questions, he researched the answers.

Matt is also successful because of his willingness to remove extraneous tasks from the buyer or seller, and handle them himself or through his team. This ensures that such steps are not missed or forgotten which can hold up a transaction. If work needs to be done to obtain a C of O, Matt will work to get the names and appointments of high quality contractors.  If the buyer or seller needs a real estate attorney as I did, Matt will quickly provide a list of strong candidates. If town ordinances need to be attended to, Matt will see what he and his office can do to expedite resolution.

His perception of the dynamics between a seller and buyer maintains a respect for both parties during what can be a highly stressful process. He’s not afraid to negotiate hard but it has been fair, based on the market at the time, not at what someone wants to pay or sell. Matt and I are on the fourth real estate transaction since 2016, and each one has been smoother than I had experienced with my previous sales and purchases.

In 2014 we were looking for a property close to Chautauqua Lake.  We are from Ohio and we were interested in a get-away home.  We googled Howard Hanna in Mayville, looked at the web site and decided to contact Matthew.
  When we met with Matthew he showed us six properties and actually in the end we revisited the first property again and purchased it.
 In the future if we look for a different property we would definitely call Matthew Wroda.
