Having grown up in Virginia Beach, my love for water activities runs deep. Whether it’s competitive-level surfing, boating, or spearfishing, I thrive on being outdoors, with the sun on my face and the coastline around me. I'm also an avid DIY enthusiast, embracing the creative process with every new project. In the winter, I chase the adrenaline of hitting double black diamond slopes on my snowboard. But above all, my greatest joy comes from spending quality time with family and friends

Hello and thank you for visiting my home page!  My goal is to provide you, or someone you know, with the best service and to take the stress out of managing your property.

As a Realtor and Property Manager since 2015, my primary goal is to ensure your success in all aspects of real estate. I simplify the landlord experience, offering a truly turnkey service. Landlord/Tenant Laws are constantly changing in Virginia but I stay on top of them all.

 Using the latest technology and marketing strategies, I work to ensure that your property is well-promoted and a suitable renter is thoroughly vetted. From collecting deposits and signing leases to conducting move-in, move-out, and routine inspections, I will handle every detail. When a tenant moves out, I carefully reconcile the security deposit with full documentation. Additionally, I provide solid year-end tax reporting to make tax season a breeze.

I specialize in Single Family, Multi-Family, and Investor-Represented properties across Hampton Roads, including Virginia Beach, Chesapeake, Norfolk, and Portsmouth

 

I am a seasoned Property Manager, and I would love to meet you to answer common questions you may have such as:

“What are the steps for getting my property ready and what repairs do I need to make?”

Not every home is in the same condition.  I can meet you at your property and discuss what’s needed.  Generally, all systems and features of the home should be functioning properly and it should be cleaned and in a showable condition.

“How much rent can I ask for?”

A “Comparative Market Analysis” will be prepared for you.  This will show you what the current market is doing and what you can expect for rent.

“What criteria is used to select Tenants?”

The 3 main things we look at are Credit, Income and Landlord Reference.  Other considerations are pets, term length and move in date requested.

“What if a Tenant doesn’t pay?”

This is very case by case but there are several measures we can implement depending on what the circumstances call for.  Think of it as a scale from mild to extreme with court action and eviction being the final step.  I considerable experience with these type of situations, and rest assured, we retain a solid team of lawyers that are specialized in Landlord/Tenant law.

“Who takes care of maintenance?”

The people who are skilled in fixing whatever needs to be fixed!  These are professional local contractors that have proven themselves and built up a good reputation over years of work and honesty.   We typically enjoy “property manager” discounts due to the high volume of work that we send out to them and steer away from companies that charge premium rates. 

“What happens when there are maintenance emergencies?”

When the “joys of home ownership” rear their ugly heads as they do, it is my utmost goal to be there to stop the bleeding and have everything fixed correctly and as soon as possible.  Our pool of independent, licensed and insured vendors are well versed in handling the smallest to the biggest of messes.   It is my recommendation that you keep a separate maintenance budget account for when issues arise. 

“When do I have to say yes to pets?”

Believe it or not there are times that Virginia Fair Housing Association says you cannot say “No” to an animal when the requirements are met for the animal to be an “Emotional Support Animal”, or ESA.  This is developing legislation that I stay on top of each year.

“Do I need to ever be there to sign documents with the Tenants?”

Put your pen away… I will be there to take care of all the signings for you!

“How much is kept for a deposit?”

Typically, a Security Deposit is equal to 1 month’s rent.  An additional Deposit can be collected due to pets, bad landlord reference, poor credit, etc.  Virginia Law prohibits landlords from collecting Security Deposits exceeding 2 month’s rent.
