Thank you for stopping by my website! I have lived in the Triangle my whole life; grew up in northern Durham, then lived in Raleigh, Chapel Hill & Hillsborough. I have raised three wonderful children who attended Orange County Schools, and am now an empty-nester (except for our 8-year-old dog, "Blue" the Kromfohrlander!). We realized our own dream of owning a house on the water, and moved to Mayo Lake in Roxboro in 2022. You'll find I offer very personable service, and I always make my client my top priority.

The skills I gained from pharmaceutical project management and preschool administration and motherhood(!) have blended perfectly to help me assist my real estate clients! Multi-tasking, prioritizing, process oriented all work to your benefit. My exceptional organizational skills, foresight, transactional knowledge and can-do attitude will make your real estate experience smooth and worry-free.

I look forward to the opportunity to meet you, and help with your real estate needs, whatever they may be!!

Active Adult & 55+ Living
in the Raleigh-Durham Triangle

Are you looking for immediate social opportunities and a new circle of friends? The lifestyle of a 55+ community may be the perfect answer! In the Raleigh-Durham area, you aren't just buying a home; you’re investing in a community designed for your next chapter.

The Triangle features a high concentration of these neighborhoods, ranging from massive "resort-style" Del Webb developments to smaller, more intimate Epcon communities. Here is what you need to know about navigating the 55+ market in North Carolina.

Understanding 55+ HOA Fees and Maintenance

In the Triangle, HOA fees for active adult communities are typically higher than in standard neighborhoods, often ranging from $250 to $500+ per month. It is vital to understand exactly what that investment covers.

  • The "Maintenance-Free" Reality Most "Patio Home" setups (single-family detached homes) include comprehensive landscaping and pine straw. However, the homeowner is usually still responsible for the home structure itself, including the roof and exterior painting.
  • The "Looming" Fee Increase Many premier communities like Fendol Farms at Brier Creek, Del Webb at Chatham Park, or Falls Village in Durham are still in the development phase. Monthly fees may adjust once the builder hands the reins over to the resident-led HOA board.
  • Lifestyle Directors Larger neighborhoods often employ a full-time social or lifestyle director. If your goal is a packed social calendar, verify if your community has a dedicated staff member to coordinate events.

The HOPA Rule: Can Family Visit?

Most Triangle 55+ communities follow the Housing for Older Persons Act (HOPA). This requires at least 80% of homes to have at least one resident aged 55 or older.

  • Residency Limits While children and grandchildren are welcome to visit, there are usually strict limits on stays (typically 30–90 days per year).
  • Family Hours To maintain a peaceful environment, resort-style pools often have specific "family hours," ensuring the main hours remain quiet for residents.

Why the Triangle is a Top Retirement Destination

The Raleigh-Durham region has become a "perfect storm" for retirees, frequently rivaling Florida and Arizona.

  • 1. The "Medical Mile" Healthcare Access As we age, proximity to world-class healthcare is a non-negotiable priority. The Triangle offers one of the highest concentrations of top-tier physicians in the world through Duke Health, UNC Health, and WakeMed.
  • 2. North Carolina Tax Benefits for Seniors Compared to the Northeast and West Coast, the Triangle remains a relative bargain.
    • Social Security: North Carolina does not tax Social Security benefits, a significant draw for those on fixed incomes.
    • Property Taxes: While rising, our property taxes remain significantly lower than those in states like New Jersey, New York, or Illinois. This often allows retirees to sell a home in a high-tax state and purchase a brand-new, high-end 55+ home with cash.
  • 3. The Ideal Four-Season Climate Enjoy a true change of seasons without the brutal winters of the North or the oppressive, year-round humidity and hurricane risks of the Deep South. The Triangle offers the perfect geographic middle ground.
