Here is the process that we will help you through, step-by-step

  • Consumer Notice: This is a document that we must review with  you the first time we talk to you on the phone.  It will describe the various business relationships that are available. It is required by the state that you sign this the first time we meet. You will receive a copy, and I will retain a copy for the file.
  • Preapproval:You need to get preapproved with a bank or lender of your choice. This is important because you, the seller, and the agent will know that you can afford to purchase a home. It will give you an idea of what you can afford, and what you WANT to pay for a home. The lender will give you a preapproveal letter to keep.
  • Business relationship between Broker and Buyer: This will be given to you to review when we first meet. We will ask you to sign this contract. This ensures that you will be represented as a buyer throughout the buying process.
  • Signing an agreement: Once we find a home that you want to purchase, we will prepare a sales agreement and present it to the listing real estate office.
  • Acceptance of agreement: After the seller accepts and signs the agreement, we will work through you inspections and mortgage contingencies. You may have any inspection you want, as the buyer  pays for their own inspections. The mortgage process will begin, too. The bank/mortage company will work with you during this process to clear your mortgage contingency. Once all contingencies are cleared..... a "commitment letter" is issued from the lender. This is an important letter and basicly states that you are now approved for your mortgage and it just needs to be "closed."
  • Closing: The closing occurs, generally, 6-8 weeks after the agreements were signed. You will sign numerous documents. Once the paperwork is finished, you will now OWN YOUR HOME!!!
