 * When it comes to buying your home, we are there every step of the way.  We will use our expertise and resources to help you make important decisions, such as:

             - Provide you with a CMA (Comparable Marketing Anaylisis) to help you make an informed decision regarding the amount you wish to offer for the home/property

            - Help you get your "preapproval/prequalification" certificate, so that when your dream home comes along, you are ready to put in an offer and you do not lose your  dream home to someone else

           - Provide you with a copy of the owner's "Property Condition Disclosure," which gives you specific information the owner knows about the home/property such as the age of the roof , basement leakage, etc.

           - Discuss the pros and cons of having a Home Inspection, so that you can make an informed decission

           - Walk you through and explain the choices you have when initiating your "contract" of offer

           - We will monitor your purchase from start to finish and initiate applicable addendums, etc. as needed

* When it comes to selling your home, we have found that the more people we have visit your home, the more likely it will sell with your goals in mind.  With this in mind, we will recommend as many of the following strategies as you feel comfortable with:

            - We will create a current CMA (Comparable Market Analysis), which not only gives you a snapshot of the current market trends for your area, but it also provides you with a view of your current competition.

            - We will list your home/property on the Western New York's MLX (Multiple Listing Service)

            - We will list your home/property on the HowardHanna.com website

            - We will list your home/property on other on-line resources:  Craiglists, Zillow.com, 2findyourhome.com, etc.

            - We can place a For Sale sign with a Brochure Box containing information on your home

            - We can hold Open House(s) - remember, the more visitors, the more likely you will sell your home

            - We can schedule an Office tour (if location permits)

            - We can place printed advertisement in Home Finder, Niagara Gazette, etc.

            - We can host an Agents' Open
