As a licensed Realtor since 2003, I have had an opportunity to participate in a multitude of transactions, each with its own distinctive characters (this term is used in the most affectionate way!) and characteristics. No two transactions are exactly the same. It is through this experience and accrued knowledge that I have been successful in representing buyers and sellers - whether it involves a traditional seller, bank or the government (HUD), short sales or foreclosures, first-time buyers or last-time sellers. I also attribute ongoing education and accreditations, above and beyond the required continuing education classes, that make me a valuable resource for buyers and sellers. My designations and special training are listed below.
I am available to answer any questions you may have about buying or selling a home - or helping you decide that neither of those two options are in your best interests at the present time.
Accredited Buyer Representative
Buying a home is no small matter. Besides being the largest financial transaction you may ever undertake, it’s probably also the most complex. There are many good reasons to work with a qualified real estate professional—especially a trained professional who has earned the Accredited Buyer’s Representative (ABR®) designation, such as myself, representing best-in-class buyer services.
In most transactions, sellers are represented by a listing agent who manages these details for them and acts in their best interests. As a buyer, you deserve someone to provide complete and honest representation in your real estate transaction as well. As an Accredited Buyer's Representative (ABR®), I am responsible for protecting the best interests of my clients – buyers like you – and can guide you through each step of the process - helping you define what you want and need in a home; advising you about important neighborhood resources and market information; helping you find the home that best meets your wants and needs; helping you formulate your offer; developing your negotiation strategy; and keeping track of all the details throughout the entire transaction - to closing and beyond. My goal is to make you a very happy homeowner and to make you glad you had me to guide you through the process.
The ABR® Designation is awarded through the Real Estate Buyer’s Agent Council, or REBAC, which was founded in 1988 to promote superior buyer-representation skills and services. REBAC is an affiliate of the National Association of REALTORS® (NAR).
SENIOR REAL ESTATE SPECIALIST (SRES)
As an SRES designee, I have received extensive education on topics such as tax laws, probate, estate planning, equity conversion strategies, and can offer you relevant information on current market trends, as well as valuable resources regarding real estate transactions. I will provide you with a customized approach to your real estate needs. I have the knowledge and expertise to counsel you through the major financial and lifestyle transitions involved in relocating, refinancing, or selling your family's home. Through my experience as a realtor, I have a compiled an extensive list of trusted resources - movers, painters, repairmen, financial planners, accountants, bankers - to help in the process. I offer you the opportunity to complete a real estate transaction with the patience, professionalism and expertise you deserve.
Certified Negotiation Expert (CNE)
The purchase or sale of property can be both logical, as well as very emotional! Mutilple parties, conflicting interests, and a myriad of issues can make a simple negotiation very complex. In choosing your real estate professional, there is one very important factor you should consider: how well can your real estate professional negotiate on your behalf? Once you have set the terms and conditions for the transaction, it is up to me to use all of my skills to persuade the other side to accept your terms. As a CNE (Certified Negotiation Expert), I have the skills necessary to effectively persuade and influence the other side to accept as many of your terms and conditions as possible.
Short Sale and Foreclosure Resource (SFR)
For many real estate professionals, short sales and foreclosures are the new “traditional” real estate transaction. Knowing how to help sellers maneuver the complexities of short sales as well as help buyers pursue short sale and foreclosure opportunities are not merely good skills to have in today’s market — they are critical. Short sales and foreclosures are not for the faint of heart, but with my skills and special training, I can help you get through them.
The real-estate market is not what it used to be and some homes are taking longer to sell. Potential buyers usually decide how much they like a property by picturing their own possessions in the house. That's not always easy if the home is cluttered with unattractive décor and furnishings. As a realtor trained in house staging, I can make suggestions to improve the appearance of your home - within your budget - and make it more appealing for potential buyers. Remember, only one out of ten buyers can look at a home and see all the potential it has; the other nine have to see it to believe it.
