My job is to make an effort to insure that the purchase price remains the same through closing.  I review in detail the seller disclosure and look for issues that may be disclosed in “as is” condition.  If you have lived with an existing condition on the interior or exterior of your property; and it has been fine for you, then it should be fine for your new buyer.  The only time to “diffuse” this type of issue is at the time the seller disclosure is completed.  I may advise you to remedy the defect prior to putting the home on the market, or simply disclose the issue.  It will depend on the situation.
